The historic centre of Firenze has been a UNESCO World Heritage Site since 1982: Renaissance palazzi, medieval tower houses and noble buildings line narrow streets, often with rusticated façades, arcaded courtyards and coffered ceilings. Restoration here means working with pietra forte and sandstone masonry, long-span timber floors and a very detailed municipal building code.
On the surrounding hills — Fiesole, Careggi, Bellosguardo, Poggio Imperiale — Medici villas and villa-farms combine formal gardens, limonaie and private chapels with buildings that are frequently listed. Each project has to work with historic parks, retaining walls and hillside water management as much as with the house itself.

Yes, with the right approach: systems, insulation and comfort are integrated without altering protected elements. Solutions are agreed with the heritage authority before works begin.
Can you manage the whole project in Firenze if I live abroad?+
Yes, and it is the most common situation for our clients. One single project manager coordinates every trade on site and sends you regular updates with photos, videos and progress reports, plus scheduled video calls at the key decision points. You do not need to be in Italy while the works run.
Is the first consultation free?+
Yes. The first conversation and the preliminary assessment of the property are free and without obligation: we look at your goals, at the planning constraints on the building and at a realistic budget range before preparing any quotation.
How much does it cost to restore a Tuscan farmhouse?+
As a realistic reference, a full conservative restoration ranges between €1,200 and €2,800 per square metre, depending on the state of the structure, the roof, the systems and the level of finishes. After the site survey you receive an itemised estimate with a work schedule, so there are no surprises during construction.
Do you also handle permits and the heritage authority?+
Yes. We prepare and follow the planning applications with the municipality and, when the building or the landscape is protected, the authorisation process with the Soprintendenza. Design, paperwork and construction stay with one team, so responsibility is never split.
