Which permits are needed to restore a farmhouse in Siena?+
It depends on the building. Most conservative restorations run through a municipal planning application; when the property is listed or falls inside a protected landscape, a landscape authorisation and the opinion of the Soprintendenza are also required. We handle the full process for you.
How long does a full restoration take?+
For a farmhouse of 300–500 square metres, expect roughly 12 to 18 months on site, plus two to five months for design and permits. The schedule is agreed before the works start and updated at every stage.
Can you manage the whole project in Siena if I live abroad?+
Yes, and it is the most common situation for our clients. One single project manager coordinates every trade on site and sends you regular updates with photos, videos and progress reports, plus scheduled video calls at the key decision points. You do not need to be in Italy while the works run.
Is the first consultation free?+

How much does it cost to restore a Tuscan farmhouse?+
As a realistic reference, a full conservative restoration ranges between €1,200 and €2,800 per square metre, depending on the state of the structure, the roof, the systems and the level of finishes. After the site survey you receive an itemised estimate with a work schedule, so there are no surprises during construction.
Do you also handle permits and the heritage authority?+
Yes. We prepare and follow the planning applications with the municipality and, when the building or the landscape is protected, the authorisation process with the Soprintendenza. Design, paperwork and construction stay with one team, so responsibility is never split.
